Property Description

19 Ocean Gate is located on the headland of Pentire, Newquay

The property benefits from an elevated position giving sea views over Newquay Golf Course from both bedrooms and the open plan lounge/ diner

The Apartment is on the first floor, arranged on one level and has 2 bedrooms, 2 bathrooms, one en-suite.

Pre Arrival

The closest railway station is Newquay which is about 1.3 miles from the apartment

10-11 Taxis (01637 871011) provide an accessible taxi service.

Details of local bus services can be found on the First Kernow website.

The streets around the property are well paved and generally well maintained. The grounds of the property itself are regularly maintained and level paving is in place between all access points. There is external lighting to all paved areas.

You can find Newquay ShopMobility (01637 854020) in Tolcarne Road, in the town centre. And if you are out and about RADAR toilets can be found at

On Arrival

Keys are kept in a key safe (details of location and access will be provided to you prior to your stay), unfortunately we are not able to offer a meet and greet service, but our web site and apartment welcome pack should contain everything you need to know.

There is secure, well lit underground parking for one vehicle and lift access from the basement to the 1st floor where the apartment can be found.


Entrance to the Property

Entrance to the property can be gained either from the basement parking area, or from the street via a code secured door.

The entrance from the street is paved and there are no steps leading to the apartment block.

The entrance is well lit by overhead halogen spot lamps, and carpeted with short pile carpet.

Just to the right of the entrance is a lift up to the first floor (or down to the basement parking).


Halls, Stairs, Landings, Passages

The communal areas of the block are well maintained and lit by overhead halogen spot lamps. The entrance and hallways are carpeted with short pile carpet.

All passageways are spacious giving easy access for wheelchairs, zimmer frames push chairs etc., and doorways are 850mm.

There are 22 stairs 1200mm wide from the basement car park to ground floor with a small landing half way. The stairs have handrails on both sides.

There are 16 stairs 1200mm wide from the ground to first floor with a small landing half way. The stairs have handrails on both sides.

The elevator comes from the basement to the first floor, it is 1400mm x 1100mm and the door opening is 800mm


Access to the Apartment

Access to the apartment is through the main door with a clear door opening of 830mm. The hallway is 1000mm wide at its narrowest point with a wooden floor.


Lounge/ Diner

The open plan lounge/ diner is all on one level, and accessed from the hallway.

The clear door opening width is 780mm.

The layout of the lounge area has two three seater sofas

arranged perpendicular to each other.

There is a low coffee table on a thick pile rug in the

centre of the lounge space and a remote control 37” flat

screen HDTV with HD Freeview and the usual subtitle

facilities.

All furniture is moveable to allow easy access.

The area is lit by overhead halogen spot lamps, as well

as ambient lighting from floor and table lamps.

The room has wood flooring as does the kitchen and

hallway.

The Dining area has ample room for a wheel chair and

clearance under the table is 700mm at the ends or

650mm along the side. Dining room chairs are all upright without arms.


Kitchen

The Kitchen is also part of the open plan lounge/ diner area so shares the same lighting flooring and access. The gap between the dining area and kitchen is 980mm.

All built-in appliances are low level.

The cooker has a drop down door, and the grill is located in the main oven space.

The microwave is not built in and located on the work surface.

Work surfaces are 900mm high

The lowest draw in the fridge is 270mm

The lowest draw in the freezer is 400mm

The high level cabinets are 1900mm high.

There is a cordless kettle that can revolve 360º

The sink tap is a single easy movement mixer tap.


Master Bedroom

Is entered from the hallway the clear door opening width is 780mm, there is a low level king size bed from the floor but with limited access from the sides.

The bedroom carpeted and lit by overhead halogen lighting as well as bedside lamps, all walls are mostly white or very pale blue with an oatmeal carpet.

There is a built in wardrobe with a low level rail for clothing.

There is a remote control 24” wall mounted flatscreen HDTV with HD Freeview, and the usual subtitle facilities.

The clear door opening width to the en-suite bathroom is 800mm, the side by side sinks are 900mm from the floor with single lever taps, the shower can be accessed via a step up (200mm high) through a 600mm opening, and the toilet is 450mm from the floor.

The en-suite is well lit with overhead halogen spot lamps, floors are tiled with non-slip stone coloured tiles and either light grey or tiled walls, there are no grab rails fitted.


Bedroom 2

Is entered from the hallway the clear door opening width is 780mm, there standard single beds (these can also be configured as a Super King Size Bed on request) the bed(s) are 600mm high with 600mm access from the sides or 650mm from the end.

The bedroom carpeted and lit by overhead halogen lighting as well as bedside lamps, three walls are white one a dark blue, with an oatmeal carpet.

There is a built in wardrobe with a low level rail for clothing.

There is a remote control 32” wall mounted flatscreen HDTV with HD Freeview and the usual subtitle facilities.


Main Bathroom

Is entered from the hallway the clear door opening width is 780mm. The bathroom is well lit with overhead halogen spot lamps, floors are tiled with non-slip stone coloured tiles and either light grey or tiled walls, there are no grab rails fitted.

There is a full size bath with a shower unit in the bath itself. The bath edge is 530mm high. The basin 900mm from the floor with single lever taps, and the toilet is 450mm.


Utility Room

The Utility Room is tiled and well lit with overhead halogen lamps, the sink is 930mm high and has a single lever type mixer tap.


Other Information

There is Free WiFi access in the apartment, and mobile phone reception is fair to good for Orange/T-Mobile and O2, other networks not verified.
